Welcome to Abha Kala. By accessing our website or utilizing our legal drafting, e-stamping, and property registration services, you agree to be bound by the following Terms and Conditions. Please read them carefully.

1. Scope of Services

Abha Kala acts as an authorized E-Stamp vendor and legal documentation service provider. Our services include the drafting of various deeds (Sale, Gift, Lease, Partnership, Will), processing equitable/registered mortgages for banks, and assisting with submissions at the Sub-Registrar Office in Indore.

2. Client Responsibilities & Document Accuracy

You agree to provide true, accurate, and complete information, including valid KYC documents (Aadhaar, PAN) and authentic property papers. Abha Kala holds no liability for legal disputes, registration rejections, or financial losses arising from forged, concealed, or inaccurate documents provided by the client.

3. Fees, Stamp Duty, and Payments

  • Stamp Duty & Government Fees: Stamp duty and registration fees are calculated based on the prevailing government rates in Madhya Pradesh at the time of execution. The client is fully responsible for providing the exact funds required for government challans.
  • Service Charges: Professional fees for drafting and consultation will be communicated upfront.
  • All payments made toward government stamp duty are strictly non-refundable once the e-stamp is generated or the challan is paid.

4. Limitation of Liability regarding Government Processes

While we strive for swift processing, Abha Kala is not responsible for delays caused by external factors beyond our control. This includes, but is not limited to:

  • Server downtimes on government portal systems (IGRS MP).
  • Absence of the Sub-Registrar or government officials.
  • Changes in government property guidelines, circle rates, or zoning laws occurring during the registration process.

5. Legal Advice Disclaimer

While we provide expert documentation drafting and registration assistance, our services do not constitute formal litigation representation. Clients are advised to seek independent legal counsel for highly contentious property disputes before executing deeds.

6. Governing Law & Jurisdiction

These terms shall be governed by and construed in accordance with the laws of India. Any disputes arising out of our services or these terms shall be subject to the exclusive jurisdiction of the courts located in Indore, Madhya Pradesh.
